With many years of schooling, practical experience and talent, Helen analyzes challenging and complex sets of constraints with ease. Helen not only sees the big picture, but the hundreds of tiny steps between concept to completion.  Helen will shepherd you through the entire process eliminating the mystery.

  • What are ways to control budget and schedule?

    For exceptional control over project cost and outcome, Helen encourages early collaborative involvement with the construction team. This strategy allows for investigating constructability and creating cost models to ensure that the final design will meet the client’s goals for schedule, quality, and budget. 


    In addition, making decisions while the project is “on paper” is key to cost control. Make your material, finishes, plumbing and lighting fixture choices before construction starts. Changes during construction are costly as they require a high level of management by the Architect and Contractor. 

  • What is the difference between Construction Cost and Total Project Cost?

    Construction Cost includes the cost of labor and materials to build your project. 


    Total Project Cost includes Construction Cost + Contractor Overhead & Profit + State and local sales tax + Permit Fee + Construction Insurance + Survey + Specialty Engineering Inspection Fees + local jurisdiction Inspection Fees + Landscaping + Appliances + Equipment (i.e. generators, safes) + Furniture + Window treatment + Primary Professional Services (Architectural), Consultant Professional Services (Structural, Geotechnical, Lighting, Alternative Energy, Envelope/Waterproofing, Acoustical, etc. depending on your project requirements).


    Clients shall have a contingency fund for their project. The recommended contingency amount will vary through the course of your project. At the initial planning stages, the contingency amount will be greater than at the beginning of construction, when the scope and size shall be clearly defined. 

  • How are Architectural fees structured?

    Architectural fees are structured on a project-by-project basis.  Fees are tailored to the scope and size of the project. For small projects, services are computed on an hourly basis. For projects that require permitting, include full services (concept through construction), fees are computed on an hourly basis for the Pre-Design, Schematic Design and the Construction Administration Phases. The fee for the Construction Documents Phase is a fixed fee based on the scope and size of the project. Remodels and Additions add a level of complexity compared to that of new construction.
